Unity is a vertically integrated property investment platform managing origination, underwriting, negotiation, transaction coordination, and structured handover. We ensure every investment is assessed, secured, and prepared with long-term performance in mind. We are not a listing portal or deal distributor.

How our acquisition fee works

Our acquisition fee is milestone-based, aligning payment with real transaction progress. This ensures you only pay as delivery is achieved.

Milestone 1
Reservation fee

£1,000 (payable on engagement)
  • Enables Unity to begin sourcing and underwriting
  • Deducted from the total acquisition fee
  • Refundable if no suitable opportunity is presented within 90 days

Milestone 2
Initial acquisition fee

Payable upon offer acceptance
  • Due once your offer is formally accepted
  • Required before conveyancing begins
  • Held in Unity’s segregated client account until exchange

Milestone 3
Completion balance

Payable prior to exchange
  • Final portion of the acquisition fee
  • Only payable immediately before exchange
  • Not due if exchange does not occur

Acquisition fee bands

Our acquisition fee is based on the purchase price. The £1,00 reservation fee is deducted from the total. There are no hidden charges.

Refund & replacement policy

If no opportunity is presented
If Unity does not present a suitable opportunity within 90 days, your reservation fee is fully refundable.

If a transaction falls through
If a transaction collapses for reasons outside your control (for example, vendor withdrawal or a material legal defect):
  • Milestone 2 is applied to a replacement property
  • Unity has 90 days to present another suitable opportunity
  • If Unity fails to do so, Milestone 2 is refundable

Milestone 3
is only payable immediately prior to exchange and is not due if exchange does not occur.

Pricing transparency

Unity sources opportunities through vendors, agents, and proprietary channels, including direct-to-vendor acquisition.

In some transactions, Unity may negotiate a commercial margin as part of the agreed purchase structure.

Where applicable:
  • The margin reflects the expertise, risk, and structuring required to originate the opportunity
  • It is separate from the acquisition fee
  • It is embedded within the agreed purchase price, not charged as a separate line item

Ongoing management & asset oversight (optional)

Unity offers optional property letting and management services through Unity Property Management.

Our model focuses on asset performance, compliance, and long-term portfolio optimisation — not simply rent collection.

Services include:
  • Tenant sourcing and referencing
  • Rent collection and compliance oversight
  • Maintenance coordination
  • Performance monitoring
  • Refinance readiness support

Management services are governed under a separate Property Management Agreement and charged as a percentage of monthly rental income.

Client money protection & governance

At Unity, protecting your funds and ensuring transparent governance is at the heart of everything we do. Our processes are designed to give you confidence that your milestone payments are secure and handled responsibly.
  • Milestone funds are held in a segregated client account
  • Client funds are protected under the Client Money Protection scheme
  • Unity is a member of The Property Ombudsman
  • Unity is registered with the Information Commissioner’s Office
